Trust responsibilities to the Tenant include:
- Maintenance of the structure and exterior of the property.
- Annual gas safety and periodic electrical checks.
- Preparation of Energy Performance Certificates, (EPCs).
- Repair of baths, sinks and other sanitary installations.
- Maintenance of electrical and plumbing installations (with the exception of items listed above as the tenant’s responsibility)
- PAT testing of any electrical appliances provided by the landlord as part of the fixtures and fittings.
- Keeping the property insured against loss or damage by fire.
- Ensuring the Tenant may quietly possess and enjoy the property without any unlawful interruption from the landlord.

Vacating the property - tenants must: - Leave the property in good decorative order, tidy and clear of all rubbish.
- Have the carpets professional cleaned.
- Leave a forwarding address at the Trust’s office.
- Pay any outstanding accounts.

Other matters
Written consent from the Trust must be obtained before: - Keeping any pets or livestock.
- Making any alterations, improvements or additions to any part of the property, including the erection of any sheds, garages or other out-buildings.
- Laying down any paths, patios or any other unauthorised garden alterations.
Tenant responsibilities to the Trust include:
Payment of household bills:
- Payment of Council Tax, water rates and any other statutory levies.
- Payment of services, e.g. gas, electricity, internet, telephone (including installation). To keep the property in good decorative and functional repair:
- Ensuring that drains, gutters and downpipes are kept clear.
- Ensuring chimneys are swept annually.
- Yards, drives, boundaries, gardens etc are to be kept neat and tidy.
- Maintaining a satisfactory standard of interior decoration.
- Using extractor fans in bathrooms/kitchens where applicable.
- Unblocking of toilets and sinks.
- Ensuring adequate heating and ventilation to prevent condensation.

Maintenance of fixtures and fittings, including: - Replacement of broken window latches.
- Replacement of bulbs and fuses.
- Replacement of curtain rails.
- Supply, maintenance and replacement of electrical goods including washing machines, tumble dryers, dishwashers, microwaves, fridge/freezers, televisions and telephones, unless provided by the landlord at the commencement of the tenancy as part of the fixtures and fittings.
Checking carbon monoxide and smoke detectors:- Once a week by pressing the test button on the alarm.
- Every six months- Open the case and gently vacuum the inside to remove dust from the sensor. If the smoke alarm doesn’t open, vacuum through the holes.
- Once a year-change the battery every year (unless it is a ten year alarm), or when required to do so.
General responsibilities:- To maintain good neighbourly relations at all times and keep any agreed pets or livestock under proper control.
- Treatment of pest problems.
- No disruptive behaviour e.g excessive noise or any illegal activity.
- No smoking or vaping within the premises.
- Not to sub-let any part of the property nor carry on any business therefrom.
- To allow access by the Trust at any reasonable time on giving 24 hours notice in writing or telephone. If the Tenant is unable to grant access to the Landlord or his Agent the Trust may use their own key to gain access within three days of making such a request.
- To give a minimum of one months’ notice in writing of termination of the tenancy.
