Applicant Guidelines
Please note that the Trust gives priority to local people in need, whether working or retired and to those who have strong family connections with the area.

Applicants need to:
- Demonstrate a genuine housing need
- Show that present accommodation, if any, is inadequate or unsatisfactory
- Have strong connections with the local community in which the property is situated
- Be unable to afford to purchase a property
On receipt of applications:
- A shortlist will be drawn up and the selected applicants invited in writing to an interview - references will be taken up at this point
- The successful applicant will be offered the tenancy in writing and will confirm acceptance by signing a formal contract before taking up residence
- All unsuccessful applicants will be informed in writing. N.B. Those who were eligible may re-apply for future vacancies if they still meet the selection criteria
Tenancy:
- The initial tenancy, (short-hold), will normally be for a period of 1 year and subject to a 6 months review
- After the initial period, existing tenants wishing to apply to renew their tenancy will need to complete a new Tenancy Application form
- Trustees will visit the property at a mutually convenient time shortly before any application for renewal is considered
- Rent is to be paid monthly at the beginning of each month by Standing Order. The first payment is due at the time of signing the Agreement
Tenants’ responsibilities to the Trust:
- Payment of Council Tax, water rates and any other statutory levies
- Payment of services, e.g. gas, electricity, telephone (including installation)
- To keep the property in good decorative and functional repair
- Drains, gutters and downpipes must be kept clear
- Chimneys swept
- Yards, drives, boundaries, gardens etc are to be kept neat and tidy
- A satisfactory standard of interior decoration is required
- Maintenance of all fixtures and fittings
- To maintain good neighbourly relations at all times and keep any agreed pets or livestock under proper control
- Not to sub-let any part of the property nor carry on any business therefrom
- To allow access by the Trust at any reasonable time on written notice
- To give a minimum of 4 weeks formal, written notice of termination of the tenancy
The Trust’s responsibilities to the Tenant:
- Maintenance of the structure and exterior of the property
- Annual gas safety and periodic electrical checks
- Preparation of Energy Performance Certificates, (EPCs)
- Repair baths, sinks and other sanitary installations
- Keep the property insured against loss or damage by fire
- That the Tenant may quietly possess and enjoy the property without any lawful interruption from the landlord
Vacating the property - tenants must:
- Leave the property in good decorative order, tidy and clear of all rubbish
- Deposit all keys with the Trust’s office, Ingalls Accountants, Libra House, Murley Moss Business Park, Oxenholme Road, Kendal
- Leave a forwarding address at the Trust’s office
- Pay any outstanding accounts
N.B. Any additional or replacement fixtures or fittings introduced by the tenants will automatically become and remain the property of the Trust – or with the agreement of the Trust, be removed and replaced by the original fittings or fixtures.
Other Matters:

- Keeping any pets or livestock
- Making any structural alterations, improvements or additions to any part of the property, including the erection of any sheds, garages or other out-buildings
- Laying down any paths, patios or any other unauthorised garden alterations
